Frasers Property Thailand reports strong 1H FY2026 performance with revenue exceeding THB 6,300 million and 190% surge in profit

BANGKOK, 6 MAY 2026

Frasers Property (Thailand) Public Company Limited or “FPT” has reported its financial results for the first half of FY2026 (October 2025 – March 2026), recording total revenue of THB 6,372 million, an increase of 0.7% year-on-year (Y-o-Y), while net profit of THB 1,597 million surged 190% Y-o-Y.

 

Mr Lim Hua Tiong, Chief Executive Officer of FPT, said, “Amid an economic slowdown, the company’s improved performance demonstrates the strengths of our multi-asset class portfolio in driving business resilience despite domestic and international challenges. The company has also placed greater emphasis on its industrial & logistics and industrial estate business. Currently, more than 50% of its portfolio is comprised of industrial assets, reflecting its strategic direction toward businesses that can generate value across the entire supply chain and serve as one of the key drivers of future growth

 

For the second quarter of FY2026 (January – March 2026), total revenue reached THB 2,830 million, comprising THB 1,534 million from property sales, THB 791 million from rental and service fee, and THB 504 million from other income, with net profit at THB 1,268 million.

 

2Q FY2026 growth was driven principally by the industrial business. ARAYA – The Eastern Gateway, a fully integrated industrial-tech ecosystem, was a key catalyst driving a 190% Y-o-Y increase in the company’s net profit. The project recorded industrial land sales of more than 400 rai on strong demand from international customers relocating their manufacturing operations to Thailand.

 

The company also completed the acquisition of all shares in Nong Suea Chang Chonburi Company Limited in February 2026. This acquisition includes over 2,200 rai, which will be developed into a new industrial estate, reinforcing Frasers Property Thailand’s strength in the industrial estate business by adding a strategic location to better support growing industrial demand.

 

Meanwhile, the industrial and logistics business, comprising factory and warehouse achieved an occupancy rate of 92% as at 31 March 2026 across its domestic and international portfolios. In 2Q FY2026, FPT is currently developing a 65,000 sqm automated sorting centre for SPX Express (SPX) at Frasers Property Logistics Center (Samut Sakhon 2), a 40,000 sqm built-to-suit warehouse for a trading client, and an 18,000 sqm built-to-function warehouse for a third-party logistics (3PL) provider.

 

The Residential Business launched pre-sales for two new projects in the second quarter with a combined value of THB 4,550 million. These included The Grand Riverfront Ratchapruk – Rama 5 on the Chao Phraya River which achieved Southeast Asia’s first LEED for Homes (v4.1 Residential Single Family) Gold certification, as well as Grandio Rama 2 – Taksin, a centrally located luxury housing development just 1 km from Central Rama 2.

 

Looking ahead to the second half of FY2026 (April – September 2026), FPT remains on track to launch premium townhome and single-detached housing projects worth approximately THB 2,800 million, namely Goldina Ngamwongwan – Prachachuen and GUTE' Sathorn.

 

The Commercial mixed-use business, comprising office buildings and retail spaces, maintained a stable occupancy rate of 87% despite prevailing market conditions of excess supply, supported by continuous enhancements in building quality and tenant engagement.
