Frasers Property’s Samyan Mitrtown wins Thailand Energy Awards 2021

BANGKOK, 20 AUGUST 2021

Frasers Property Commercial (Thailand) Limited (“FPCT”) announced that its completed mixed-use development Samyan Mitrtown has recently won an award in the category of Energy Conservation Creative Building for New and Existing Building from Thailand Energy Awards 2021,  which was organized by the Department of Alternative Energy Development and Efficiency, Ministry of Energy, and was nominated as a representative from Thailand to participate in the ASEAN Energy Awards 2021 arranged by ASEAN Centre for Energy, an inter-governmental organisation that represents ASEAN members’ interests in the energy sector. FPCT has demonstrated leadership in energy-saving buildings as four of its office buildings have previously been awarded and certified to world-class energy saving building standards.

Samyan Mitrtown, Frasers Property’s completed mixed-used project, was developed under the “Urban Life Library - Food and Learning Hub” concept. The project comprises three zones, namely, the retail zone, the office tower zone under the name of Mitrtown Office Tower, and the residential zone comprising Triple Y Residence and Triple Y Hotel. As the building provides a combination of multiple uses, we take into consideration the energy conservation saving which reflects in the design and the space management. This is evidenced by the energy awards received from leading institutions that are recognized internationally.   

Samyan Mitrtown won the Thailand Energy Awards 2021 for its following unique features:  

1. Friendly & Space Sharing Landscape
   As the project focuses on accessibility and user-friendliness, a variety of trees and plants are grown to provide shade and maximize green spaces. In addition, the fifth rooftop, which serves as a viewpoint and public space, is also converted into a green area with the selection of towering trees and suitable plants that function as light and dust filters.
2. Outdoor in Indoor Space in the 24-hour zone
   A section on ground floor to 2^nd floor was built as an open-air space, resulting in energy conservation. Together with the use of ceiling fans, the wind direction and the appropriate openings have been carefully determined for comfort and ventilation purposes. This perfectly represents the idea of ‘Outdoor in Indoor Space’ in the CBD of Bangkok.  
3. Accessibility to public transportation
   The chemical usage is minimized during the construction of the tunnel connecting the building to the MRT Sam Yan Station due to its bare structure.  There is also an EV Charger station for customers using electric cars so as to support the use of electricity in place of oil.  
4. Building orientation optimization
   The building is designed to get the most natural light, in addition to reducing the use of electricity for indoor lighting. The building frame design can effectively reduce heat inside the building. By installing perforated walls and insulated low-e glass, heat can be reduced while natural light is effectively brought into the building.
5. The water efficient toilets available in the office tower zone
   The water-efficient toilets can save water usage by 45.37%, compared to conventional sanitary ware.
6. Central water-cooled chiller system in the retail zone and the office tower zone to boost energy efficiency
   It saves energy with the latest technology and intelligent management system:
• The high efficiency VFD chiller can save 15% more energy than general energy-saving buildings.
• The chiller's refrigerant does not destroy ozone, and has a low global warming potential.
• The chiller plant management system helps control automatic equipment operation to be effective and maximize energy saving.
• The AHU controls both cold water and air volume to be functional in accordance with the heat load, and the installation of double layer air filters can filter PM 2.5 particles.

In addition to the selection of materials and building decorations, the project also places an emphasis on the energy management, for example, setting devices to suit the usage amount in each area so as to achieve the most efficient use of energy. Inspections and maintenances are frequently done in an attentive manner. Especially during the COVID-19 situation, the adjustment needs to be made as there are ongoing changes on numbers of users and open areas have.    

To reduce energy consumption and minimize the impact on the environment, the company also promotes waste separation and facilitates the proper disposal and management of waste by allocating waste bins for food waste, general waste, plastic bottles, glass bottles and aluminum cans. In addition, there are activities for tenants and users to join in sorting more than four tonnes of waste for recycling collected since September 2020 till now.
