Frasers Property Thailand Steps Up Its Preventive And Safety Measures, Embracing The New Normal Of Workplace Wellness At All Of Its Five Commercial Office Buildings

Frasers Property (Thailand) Public Company Limited (“FPT”) announces its preventive measures and safety practices on May 17, 2020 right after the government put an ease on business restriction, commits Frasers Property Thailand’s readiness to welcome tenants and the workforce returning comfortably to work at their offices after being forced to work from home since March due to COVID-19 outbreak. The preventive measures and safety practices will embrace the new normal of workplace wellness, promoting and ensuring the health and safety of tenants, occupants, workers, and visitors at all of its office buildings. Frasers Property Thailand currently manages a portfolio of 5 commercial office buildings all located in prime business locations; Mitrtown Office Tower, FYI Center, Goldenland Building, Sathorn Square and Park Ventures Ecoplex, for a combined total office space approx. 200,000 square meters occupied by leading companies from various businesses and employed more than 20,000 office workers.

The preventive measures and safety practices under “10 hours of clean and conscious journey at work, safe from COVID-19” is laid out by keeping in mind of tenants, occupants, and visitors’ daily action and routine and time spent while working in the office building.

Before Your Arrival

  1. Temperature screening to all building staff, includes security and cleaning staff before reporting for duty at each work shift.
  2. All building staff wear face masks at all times while on duty.
  3. Building staff working closely or directly contact with tenants and visitors will be wearing protective gear i.e gloves or face shield.
  4. Alcohol-based hand sanitizer are provided on ground floor at visitor reception counter and before entering elevator zone.
  5. Enhance cleaning by disinfecting all public area high touchpoints i.e. door handle, escalator handrail.
  6. Building service engineer monitor main mechanical system and equipment i.e elevators, HVAC

system, building automated access and turnstile etc. to maintain the building readiness for daily service. 

8:00 – 9:00 hrs. : Before Your Work

  1. Temperature screening at all building access points as well as at loading area on B1 before entering the building.
  2. Building reserves the rights to deny access to anyone with body temperature above 37.5 C to enter the building.
  3. Face mask is mandatory. Tenants, occupants, and visitors is required to wear face mask, and secure mask before entering the building.
  4. Practice safe distancing at points of entry and exit and turnstile, and also while waiting for elevator.
  5. Limit number of people getting into each elevator same time to avoid crowding. Practice social distancing and no conversation while inside elevators.
  6. Assign extra staff on ground floor main lobby to facilitate safe distancing and reduce queue to avoid crowding.
  7. Installed signage to inform social distancing guidance and/or instructions, remind to wear face mask, or clean hands with alcohol-based hand sanitizer.
  8. Communicate and be patient if experience delays, but know everyone is supporting better health for all during this period.

9:00 – 12:00 hrs. and 13:00 – 18:00 hrs : On Your Floor, During Work

  1. Enhance the cleaning protocol for restrooms, especially disinfecting high touchpoints.
  2. Provide hand soap and paper towels ready for use in all restrooms.
  3. Frequently clean and disinfect inside the elevator and elevator call buttons every hour. Comfortably safe with touchless experience at the office buildings with destination control elevators.
  4. Monitor and maintain the building’s indoor air quality profile which automatically ventilate and allow fresh air intake according to occupant density, and also filter PM 2.5.
  5. All visitors are required to pass temperature screening before entering the building.
  6. Practice safe distancing and reduce queuing at visitor reception counter on ground floor main lobby.
  7. Clean and sanitize every visitor access cards and car parking access cards with disinfectant before and after use.
  8. Tenants take part in setting up health and safety measures within their company to create healthy and safe workplace i.e respect social distancing guidelines; avoid large gathering, be mindful of congregating in meeting rooms, common areas, or collaborative space. Also assign a dedicated bin for infectious waste to dispose surgical masks.
  9. Encourage everyone to wash hands regularly with soap and water, or use alcohol-based hand sanitizer.

12:00 – 13:00 hrs. : At Your Lunch Breaks

  1. The property management has assigned a pick-up station on ground floor for delivery services, for both food and parcel, and delivery staffs shall also comply to safe distancing guidelines.
  2. Practice safe distancing in all public area i.e smoking area, driver lounge etc.
  3. All shops and café within the office buildings corporates with the government orders and comply to the Ministry of Public Health guidelines on reducing risk of infection.
  4. The cleaning staff monitors and makes sure hand soap and paper towels in all restrooms are sufficient for use through the day.

After You Leave the Office

  1. The property management provides a dedicated garbage bin in the main garbage room for tenants to dispose infectious waste from their office.
  2. Enhance cleaning and sanitizing all common area i.e restrooms, service corridors, high touchpoints, and heavy traffic areas.
  3. Regularly conduct comprehensive cleaning and disinfection (Big Cleaning) by spraying all public area within special disinfectant solution.
  4. Apply innovative technology; Artificial Intelligent (AI) robot together with UV-C technology for advance indoor UV-C robot cleaning and disinfection.
  5. Always monitor each and every property’s machine and equipment working profile to maintain building readiness.
  6. Temperature screening to all vendors, suppliers, or contractors before entering the building at loading area access. Also keep record and history of the building entry-exit.
  7. Continue to monitor and maintain the building’s HVAC system, especially the ventilation and air-conditioning.
  8. Always be vigilant. Keep monitoring and put constant alert for any updates from the government and the Ministry of Public Health to scale up our defense and measures if necessary.

Also commenting on the business impact on Commercial Office Building, Mr. Withawat Koottatep, Executive Vice President-Commercial Development at Goldenland Property Development PLC, a subsidiary company of Frasers Property Thailand said “For Commercial Office Buildings - many companies have adjusted its company policy according to the government guideline on Social Distancing by implementing Work from Home policy for their employees. However, we believe “Work at Office” format is still required for in-person interaction between working team, and physical space for employee engagement in order to create inspiration, collaboration, work efficiency, and productivity within a company. We believe each company will gradually adapt and allow more work flexibility. In terms of office demand, the first three months of year 2020, we still see increase in demand for Grade A office space in prime business locations, especially office space at buildings where there is good HVAC system and implements strict precautionary measures towards COVID-19. Also, existing tenants still require same space but will maximize their existing office space to accommodate higher ratio of employee per square meter, comply to social distancing guidelines which may become the new normal for future office space usage.”
